Original land seller got deceased while the land title transfer is in process

Paano po ba ang pwede namin gawin kapag un nagbenta ng lupa sa amin ay namatay na at may mga papers pang kelangan ng signature ng seller para maprocess un land title transfer? Pede bang un mga anak nya ang pumirma sa mga papeles?

Hindi po puedeng pumirma ang anak ng seller sa mga papeles. Kasi po noong namatay ang seller, ang property po ay pag-aari na ng heirs. Ang heirs na po ang dapat ninyong kausapin. Ang heirs po ay dapat na ipalipat sa kanilang pangalan ang property. Dapat po silang mag-extra-judicial settlement ng estate. Saka pa lamang po puedeng pumirma ng deed of sale ang mga heirs.

Paano po pag may deed of sale na napirmahan bago namatay un may-ari? Ang kelangan ko na lang po ay un ibang papers na hinihingi sa amin kagaya po ng affidavit of seller/transferor?
