Ano ano po ba ang mga kelangang gawin sa pagbili ng lupa? ok lang po ba na ipangalan sa akin ang titulo ng bibilhin kong lupa sa Pilipinas kahit na nasa ibang bansa po aq. Ang nanay ko lang po ang makikipag usap at mag aayos ng pagbili sa lupa sa aming kapit bhay. Pano ko po masisiguro na legal ang bilihan ng lupa at kung pno ko po malilipat sa pangalan ko ang real title ng lupa.? thank you po

Nakalimutan mong sabihin kung ikaw ba ay former Filipino citizen o citizen ka na sa ibang bansa kasi may limitation lang sa area ang maaring bilhin. Under R.A. 8179 if you are already a citizen of another country ang pwede mo lang bilhin ay up to the maximum of 5,000 square meter for urban at 3,000 square meters for rural. Now, if you are an ofw (still a Filipino) walang limitation yan. Basic thing to do sa pagbili, humingi ka ng kopya for Owners duplicate title from seller, i check mo sa register of deeds wala bang annotation sa titulo baka nabinta or naisangla ito. Check mo rin if wala pang ibang taong nakatira sa lupang ibinibinta at and real estate tax din if updated ba. Ok lang naman ang nanay mo ang magpaproces but you have to sign the deed of absolute sale at mag execute ka ng Special Power of Attorney para sa nanay mo na syang magpaprocess sa titulo ng lupa. You need the services of a lawyer in preparing those documents the deed of sale at SPA.
