Ang investment sa real estate ang marahil pinakamimithi ng bawat Pinoy OFW. Ito ay palatandaan ng pag-asenso ng buhay at isang pruweba ng pagpupursigi sa abroad para sa pamilyang sinusuportahan.


Ano nga ba ang investment sa real estate? Ang ganitong investment ay karaniwang tumutukoy sa pag-aaring tulad ng lupa at bahay, condominium, townhouse o di kaya’y apartment. Ang ganitong mga properties ay nagsisilbing tahanan, bahay-bakasyunan, parentahan o mga investments na maaaring ibenta pagdating ng panahon. It is common for investors to own multiple pieces of real estate, one of which serves as a primary residence, while the others are used to generate rental income and profits through price appreciation. The tax implications for investment real estate are often different than those for residential real estate.



Matatag na investment ang real estate. Di tulad ng kotse at mga gadgets, ang halaga halimbawa ng lupa ay tumataas sa paglipas ng panahon. Marahil ito’y dahil ang lupa ay isa sa mga pinagkukuhanan ng basic needs ng tao. Kasama sa mga pangangailangang ito ay ang pagkain, damit at tirahan. At habang tumataas ang populasyon, patuloy ang pagtaas ng halaga ng real estate.


Ang ganitong mga investments ay maaaring mabili ng direkta sa may-ari o sa pamamagitan ng real estate agent. Ang real estate agent ay isang taong itinalaga ng may-ari ng real estate upang ibenta ito. Sila ang maghahanap ng property para sayo kapalit ng kabayarang komisyon. Tinuturing silang eksperto sa pagtukoy ng halaga ng mga real estate properties, magandang lokasyon, mga dokumentong kailangang ayusin, at sangay ng gobyerno na kailangang puntahan. Ito ay dahil nagdaan sila sa training sa pagkuha ng lisensya or permit upang makapagbenta ng real estate. Real estate that generates income or is otherwise intended for investment purposes rather than as a primary residence.


Sa pagpili ng real estate sa Pilipinas, mahalagang pag-isipang mabuti ang presyo, lokasyon at komunidad sa palibot nito. Maraming mga magagarang high-rise buildings sa Maynila at kasabay nito ang patuloy na paglago ng industriyang ito sa mga probinsyang tulad ng Laguna, Cavite, Rizal, Bulacan, Pampanga, Batangas, Cebu, Iloilo, Cagayan de Oro at Davao. Ang lokasyon ng real estate ang pangunahing basehan ng presyo nito. Mas maganda ang lokasyon, siguradong mas mataas ang presyo. Real estate is one of the few investment vehicles where using the bank's money couldn't be easier. The ability to make a down payment, leverage your capital, and thus increase your overall return on investment is incredible.



Pagkatapos matukoy ang real estate investment na nais bilhin, magandang sumangguni sa real estate agent upang masigurado na malinis ang titulo ng property. Maaari itong i-verify sa Registry of Deeds ng munisipyo o siyudad na sumasakop sa lokasyon ng property. Ito ay isang sangay ng gobyerno na nangangalaga sa lahat ng kopya ng titulo ng lupa sa Pilipinas. Ang susunod na procedure ay makipag-deal para sa presyo ng property. Trabaho ng agent na gumawa ng deed of sale na isang dokumentong nagsasabi ng pagbenta ng property, ang lokasyon nito, ang napagkasunduang presyo, paraan ng pagbabayad at ang impormasyon tungkol sa buyer at seller nito. Ang paraan ng pagbabayad ay maaaring cash o hulugan. Karaniwang dumadaan sa PAG-IBIG housing loan ang ganitong investment dahil malaki ang presyo nito. Kasama din sa mga babayaran ay ang transfer tax sa BIR. Ito ay bayaring sinisingil ng gobyerno sa bentahan ng mga properties. Kailangan itong bayaran upang maisyu ang bagong titulo na naglilipat ng pagmamay-ari sa pangalan ng buyer. Pagkatapos nito ay inaasahang magbayad ng taunang amilyar ang bagong may-ari kung lupa ang real estate na napili nyang investment. Certain properties simply need a lot of time and management to make them smart investments. Examples include vacation rentals, low quality properties in bad areas, college rentals, etc. Decent, unexciting properties rented for as long as possible to decent credit profile tenants are the easiest to manage.


Sa kabuuan, matatag na investment ang real estate. Nangangailangan ito ng malaking funding ngunit sa tamang payo ng real estate agent, siguradong pakikinabangan mo ito.

Magkano naman po kaya ang amilyar na babayran every year? Magkano din po ba yung transfer tax? Thank you po.
