Ano po rights namin as tenants for 25 years sa lupa na tin?

Sana yung rights po namin as tenants for 25 years sa lupa na tinitirahan namin. Matagal na po wala sa Pinas ang may ari at recently bumalik po at binebenta ang lupa sa mga tenants. May kahati po kami sa 94 sq meter na lupa. Kami sa harap at sila sa likod. Pero gusto ng nasa likod ay sila po bibili ng buong 94 sq meter at mawawalan po kami ng parte. Ano pong karapatan namin at ano po ang damit kong gawin. Ayaw po ipakausap sakin ng broker yung may ari, dahil baka daw mag cause ng gulo at magbago ang isip ng may ari at hindi na ibenta ang lupa.

Kayo po ba ay agricultural tenant sa nasabing lupain? Usually may agreement kayo at rehistrado dapat sa DAR or sa Municipal Agrarian Reform Office (MARO) para sa inyo pong proteksyon. Kung rehistrado po kayo hindi basta2x po maibenta without your consent po. So since marami kayong tenants all of you must agree dahil lahat po kayo ay may karapatan. Pwede naman po ninyo itong pag usapan kahit sa barangay level para hindi ito hahantong sa korte po.

Residential po yung area namin. Ng rent po kami nung una. Pero nung nalaman namin na hindi po sila ang may ari ng lupa. Di na po kami ng bayad. Hanggang umabot kami ng 25 years sa lupa na tinayuan namin ng bahay. So kung binebenta po ng may ari ang lupa, kami po ba ang unang may karapatan na bumili or pwede ba nila ibenta sa iba?

Kung ganun dati pala kayong nangungupahan ngunit tumigil na sa pagbayad ng renta nagiging unlawful detainer na po kayo sa ginawa ninyo. Kahit na po sabihin na nating hindi sila ang nag mamay ari ng lupa pero sa simula alam naman ninyo na sila ang namamahala nito. Pwede po nila itong maibenta sa iba except nalang po if may agreement kayo for right of refusal na hindi pwedeng ibenta sa iba if hindi pa na i offer sa inyo. Kung wala agreement you are not protected pwede nila itong ibenta sa iba as long as maestablish nila na sa kanila ang lupaing ito. However you can always negotiate with the owner about this na kayo nalang ang bibili.
