Bumili po ako ng lupa sa tita ko at nung nabili ko na po nakiusap siya kung pwede isanla muna at ako'y pumayag naman po at binigyan ng authorized ay yung ate ko po at pumayag ako na ako ang nagbayad ng interest mula 2013-2017.

Pero nagulat na lang po ako nung magtatanong na ang aking anak sa Bangko na porclose / foreclosed na pala, kasi hindi nagbabayad nang interest ang aking ate. Ang masakit po nakapagpatayo na po ako ng bahay at kasama nang naforclosed inaantay na lang po ang presyu ng bangko.

Ano po gagawin ko madam? Hindi ko po alam ang aking gagawin. Sana mabigyan niyo ako ng payo. Lubos na gumagalang, Rosalie.

Before the auction sale you have all the right to buy back the property foreclosed mas mabuting you will negotiate it with the bank dahil they might waive some interests or charges. After the auction sale or from registration of sale may 1 year period po kayo to redeem the said property however, mas lalong lalaki ang babayaran ninyo dahil may mga taxes, interests at cost of auction sale na ipapatong nito. Since the mortgage or ang pagsasangla ay with your permission naman you cannot totally blame your tita. So in this case kailangan magtulungan kayo ng tita na mabayaran ang utang before auction sale dahil mas lesser pa yong mababayaran ninyo.
