If SPA lang naman ang kailangan ninyo from the previous owner at nasa ibang bansa po siya madali lang naman yan. Magpagawa nalang po siya ng SPA at ipanotarize po niya ito sa Philippine Embassy or Consul kung saan malapit sa kanya at ipadala niya po ito sa inyo. You said may deed of sale na po kayo at tapos na kayong magbayad nito I pressume nasa deed of sale na dapat iturn over na ng seller ang property kapag fully paid na kayo so if bayad na po kayo pwede na po ninyo iparepair ito dahil kayo na po ang may ari nito unless may natira pa po kayong obligasyon sa may ari nito.
Mahirap po kasi mag sabi na kanila na gawin po yng spa at ipa notary sa embassy ehh mahirap kausp yung mga ngbenta samin mliligalig po huhuhu kaya ms mgnda antyin namin siya dumting bali yung spa na nagwa nila nung 2016 pa po e ng eexpired po pala yun isng taon lang pala valid nun hindi namin alam ngayon po kuhnin na titulo nid ng bgong spa bgo makuha yung titulo. Kaya ask ko lang if kuhnin niya mag isa yun ng d namin alam my habol pa ba siya doon baka kuhnin niya at hindi ibgy sa amin ehh

Dapat iparegister ninyo ang deed of sale ninyo sa Register of deeds kung saan ana karehistro ang property para naman maannotate din yan sa title pati sa tax declaration na nabinta na itong property sa inyo.
