Tilting the land for about 35 years. What are rights that could be achieved without the having the written agreement?

Mahigit na po tatlumpong taon na nagsasaka ang aking ama sa lupain ng mga Janolo rito sa Occidental Mindoro. Simula pa lamang wala silang liham na pinermahan para dito kahit saang ahensya ng gobierno at kahit pansarili man lamang ng aking ama. Ang meron lang po siya ay berbal na pangako na , "kung saan siya sisikatan ng araw doon din siya lulubugan nito. "Ano po kaya Atty ang pwedeng maging karapatan ni tatay dito, lalo na kami kung sakaling siya ay mawala sa mundo? Meron po ba siyang makukuhang parcel of land from the landlord or even money? He's 61 years old already. Pwede po ba nila kaming palayasin nalang basta basta sa kanilang lupain? Maraming salamat po.

Kung ganun na po kayo katagal mas mabuting iparegister na po ang tatay ninyo sa DAR or sa MARO ng inyong municipyo para naman maprotetahan po ang karapatan niya at ang mga heirs kung sakaling mawawala siya. Mas mabuting magpaalam din muna sa may arin ng lupa about sa action na ito at kung hindi papayag you can assert sa right po ninyo sa nasabing opisina dala ang mga ebidensya na talagang unregistered tenant po kayo. Dahil kung hindi po registered tenant ang tatay ninyo tendency is mapapaalis po kayo anytime at maaring wala pa po kayong makukuha kung sakaling ibenta po nila ito.
